Hello Belmonte Neighbors.
A few days ago, Belmonte Estates neighbors received a ballot to vote on the neighborhood road measure. Your HOA board realizes that these are difficult and challenging times for our residents. Due to unemployment concerns and Covid-19, we delayed our previous decision to hold a vote on this issue. However, given that our economy and society are beginning to open up, we needed to reconsider postponing the vote any longer. Our primary concern is the quickly deteriorating conditions of our roads.
We understand these are difficult times. It is our considered belief after listening to our experts in road repair, our neighbors, and the committee that studied this issue that postponing these desperately needed repairs to our roads will only make matters worse.
Cracks greater than 2 inches now pose a serious threat to the safety of walkers, bicyclists, and possibly cars. If the roads are not replaced at this time, it is estimated that the costs of a temporary fix while we wait to improve the reserve situation will result in additional costs to the community of $100,000 factoring in the increased costs of future road repairs.
Without this special assessment, the HOA board will have no choice but to increase the monthly assessment of our homeowners by a minimum of $80 a month over the course of three years. Worse, there will be no assurance that this increase will still cover the costs of the needed future road repair due to inflation and increasing costs related to environmental considerations.
Our HOA board encourages you to vote yes on the road assessment. Our current low HOA monthly assessments will remain in place and more importantly, neighbors will be able to enjoy beautiful and quiet roads today, rather than three years from now.
Thank you for your consideration.
