Belmonte Estates Welcomes The Management Trust as our New Management Company

Dear Belmonte Estates Homeowner:
 
Have you heard the news! 
 
Belmonte Estates HOA has chosen The Management Trust as our new management company. Management Trust will assume responsibilities for day to day management on June 1, 2021. In the next few days, you will be receiving an informational packet from them explaining how everything you need to know about paying assessments and contacting them for assistance.   We are excited to partner with them and look forward to using their expertise to make Belmonte Estates a more enjoyable place for our homeowners and neighbors.
 
The board did not take lightly its decision to partner with a new management company.  It was clear to the board as well as many of our neighbors that it was time for a change.  A committee of over eleven homeowners was convened who researched several recommended management companies and interviewed the top two candidates.  It was very clear that The Management Trust will be a great fit for our community; we are excited to introduce them to you, our neighbors.
 
Moving forward, as your president, I will be asking the board at its upcoming retreat to consider the following action items with a focus on improving home values in our development. The thrust of these action items, or goals, it to improve our community’s curb appeal, lifestyle experience, and ultimately the overall home value, both economically and socially. Some may scoff at the idea but with a little work and effort, there is no reason why we cannot expect to see homes in our neighborhood sell for over $800,000 and with that said, I present to you what I refer to as Belmonte 800.
 

  1. Replace our roads by either year end or early next year ;
  2. Improve the common area along Hovley as well as place some signage indicating our development;;
  3. Secure an incentive for homeowners with rural route mailboxes who desire to upgrade the boxes to be more in line with our neighborhood standard;
  4. Improve the wash with desert landscaping (water retention area) so that our water bills are cut in half;
  5. Restore our social events, including the Progressive Dinner, the block party, the meet the board event, and the traditional couples happy hour along with Ladies Luncheons and Men’s Happy Hours;
  6. Bring all homes and yards up to compliance per the CC&Rs: This includes notifying homeowners living along the common wall that they must keep their shrugs at the correct height as well as insuring that their sprinkler systems are not damaging the common wall;
  7. Improve the entrance lighting so that we are no longer having as many short-circuit breaker problems with the lights
  8. Audit, assess, and have the gates working for every homeowner each and every day; this includes insuring camera access is working.
We have real work ahead of us, but your Belmonte Estates HOA board is eager to get to work and begin the process of ensuring that Belmonte Estates is a place where people want to live.
